Regional Leasing Specialist

Position Type: Full-time
Travel: 25% - 50%
Base Salary: $70,000 - $75,000

The Regional Leasing Specialist (RLS) works closely with the Regional Manager to help guide the overall leasing performance of a property within their given portfolio. Additional responsibilities include collaborating on any strategic training development for corporate and site staff, continuously providing leasing support and direction to sites, and working closely with an assigned Catalyst Account Manager for their portfolio marketing needs. The RLS will create and execute marketing plans while building effective working relationships with our senior management team and site staff.

RESPONSIBILITIES:

  • Evaluate daily, weekly, and monthly leasing & marketing performance and provide ongoing feedback and support for a portfolio of Campus Advantage communities.
  • In-depth review of marketing & sales tactics while ensuring proper follow-up, acceptable secret shops, accurate prospect information, and other tools used successfully.
  • Providing continuous training and coaching to the leasing staff, applying the Campus Advantage method of giving apartment tours, handling telephone calls, responding to internet leads, recording traffic, and signing leases while developing relationships.
  • Ensuring and holding team members accountable for day–to–day leasing and marketing tasks being completed effectively and efficiently.
  • Participate in Bi-weekly F.O.C.U.S. leasing calls.
  • Participate in owner calls as requested and needed.
  • Reforecast portfolio goals weekly.
  • Ensuring team members are collecting and utilizing weekly traffic goals.
  • Review M.A.P.s for quality and ensure team members are using them effectively to meet weekly leasing and traffic goals.
  • Ensuring specials and concessions are rolled out on time with a specialized approach establishing appropriate market saturation and resident attention.
  • Keep rates and specials up-to-date on websites.
  • Participate in region-based calls as needed.
  • Complete a bi-weekly audit of the Intent to Renew to help ensure properties reach their renewal retention goals effectively.
  • Works with the Director of Leasing to determine communities that need to be visited to identify property or market issues if applicable throughout the leasing season. All travel is to be approved by VP of Leasing.
  • Providing motivation and consistent culture and CA values while working with the communities.
  • Consult as needed on leasing and marketing-related functions in other areas such as customer experience, learning & development, accounting & and day-to-day operations
  • Provide feedback to the teams on current strategies to bring in more traffic, applications, and leases.

QUALIFICATIONS, EXPERIENCE & SKILLS

Qualifications:

  • Bachelor’s degree strongly preferred

Experience:

  • 4 years of property management experience in student housing

Skills:

  • Strong analytical, interpersonal, written, and verbal communication skills.
  • Ability to communicate effectively, both written and verbal, with technical and non-technical teams and have strong presentation skills.
  • Excellent organizational skills and attention to detail.
  • Strong analytical and problem-solving skills.
  • A passion for how the work you do impacts those around you and a shared vision of what a successful community should be like are absolute musts.
  • Possess the ability to work well under pressure, prioritize multiple projects while remaining focused on the level of service delivered, and the ability to manage numerous deadlines.
